What documents will I need to purchase a property in North Cyprus?
The only document you will need to enable you to purchase a property in North Cyprus is your passport.

Can we use a solicitor that is not registered in North Cyprus?
No. You must use a solicitor registered in North Cyprus to handle your transaction and perform the necessary formalities. Most of the well-known solicitors in the TRNC have offices in Kyrenia, speak English and are used to dealing with European clients. If you are not able to be present when your contract is signed, you will be able to leave Power of Attorney with your solicitor or a Trustee to enable them to sign on your behalf.

Do I need to open a bank account in North Cyprus?
It is not necessary to open a bank account in North Cyprus but it can be useful for transferring funds from abroad, arranging utility payments by standing order, etc. Most of the well-known banks in North Cyprus offer all the usual banking facilities and have English speaking staff.

Do I have to sign a will in North Cyprus?
Yes, we recommend everyone who buying a property in North Cyprus to sign a will. Unlike your home country, which has inheritance legislation, there is no such thing in North Cyprus. This means that if the owner dies and a will is missing, the state inherits the property. Therefore, it is important to sign a will and determine who will inherit the property. Your lawyer can help you with this. The cost of a will is £200- £300.

Are there any restrictions on how much land I can buy?
Under current legislation (as at 2021) non- TRNC (Turkish Republic of Northern Cyprus) citizens are entitled to buy up 5 dönüms in one name.
Can I own more than one property in North Cyprus?
Under current legislation (as at 2021) non- TRNC (Turkish Republic of Northern Cyprus) citizens are entitled to own one property in one name.

Can my spouse and I purchase one property each?
Yes, according to current legislation (2021), you and your wife can buy a property each.

What taxes are payable on the purchase and when are these payable?
When buying a property in North Cyprus as a first-time buyer, you pay 8.5% tax. Within 21 days after the signing of the purchase contract, 0.5% of the purchase price must be paid in the form of stamp duty. The remaining amount consists of 5% VAT and 3% transfer fee, both will be paid after your purchase permit has been granted and the title deeds are being transferred into your name.

Do I need to wait for my purchase permission before I can move into my property?
No. Once your property is complete, you will be able to take possession of your property and move in.

Can I sell my property before I obtain my purchase permission?
This depends on the terms of your purchase contract. As is the usual practice with our co-operation lawyers, they always try to negotiate with the seller to insert a clause that allows you to sell your property before you taking title.

Do I have to pay profit tax on the sale of my property?
This depends on whether you are a private individual or a professional investor. Every private person has an opportunity to sell their property for the first time tax-free. On each subsequent sale, you need to pay 3.5% profit tax, based on the fact that you do not sell more than three properties in the same year. If you sell more than three properties in one year, you are counted as a professional investor and pay 6.25% profit tax.

What do the different title deeds mean in North Cyprus?
There are generally 3 different types of teams in North Cyprus;

  • Turkish title deed – Properties owned by Turkish Cypriots before 1974.
  • Exchange title deed – Properties granted to Turkish Cypriots in compensation for those properties left on the south side after 1974.
  • TMD title deed – Properties that the authorities have given to Turkish Cypriots after 1974 to encourage return (not sold to foreign nationals).

How big is North Cyprus?
Northern Cyprus has an area of 3,355 square kilometers, which is about a third of the island of Cyprus. At its widest point, it is about 104 km from east to west and about 52 km from the capital Nicosia (Lefkosa) on its southern border to the main tourist center of Kyrenia (Girne) on the north coast.

How do I fly to North Cyprus?
If you want to fly to North Cyprus, you can choose to either arrive at Ercan (ECN) Airport directly in North Cyprus or Larnaca (LCA) in Southern Cyprus and cross the border on your way to the northern part of the country. Passengers traveling to Ercan (ECN) currently need to travel via Turkey.

Why is North Cyprus called TRNC?
TRNC stands for Turkish Republic of Northern Cyprus, which is the official name of North Cyprus. TRNC was founded on November 15, 1983, 9 years after the island was divided in 1974 after a conflict between Greek and Turkish Cypriots. The creation of the TRNC has given the two societies their own countries and created a peaceful coexistence since then.

Is Northern Cyprus part of Turkey?
Although many believe that North Cyprus is part of Turkey, this is not actually the case. The Turkish Republic of Northern Cyprus (TRNC) is an independent country with its own parliament, laws and institutions. However, Turkey is the main sponsor of the TRNC and has historically provided financial support for infrastructure investments, defense costs, incentives and support from the private sector. The fact that the language, many banks and currencies in North Cyprus are the same as Turkey may give the impression that North Cyprus is part of Turkey.

Can I import personal possessions to North Cyprus?
It is possible to import personal possessions such as car, furneture etc. However cars and some electrical goods will be subject to import duty, which can be high. The shipping agent will be able to give you more information about this. There are several companies that offer shipping services to North Cyprus and we can provide their details to you on request. Shipping costs are usually calculated by the cubic meter. Note that each individual has the opportunity to make one shipment.

Can I bring my pets into North Cyprus?
You can bring pets into the TRNC. However, the regulations are very strict and must be followed. The Kyrenia Animal Rescue (KAR) website www.kyreniaanimalrescue.org will give you more information on this.
